Fixed-fee consulting service for properties priced at or below JPY 20 million, including vacant homes (Akiya) and rural investments.
This service is designed for foreign investors seeking affordable properties in regional or rural areas of Japan. Our consulting model provides personalized, end-to-end guidance tailored to the unique challenges of acquiring properties outside major cities—such as older structures, local language barriers, and non-standard conditions.
We support clients with sourcing, evaluation, negotiation, and documentation. Platforms such as Akiya-mart, At Home, and Homes.co.jp are commonly used for property selection.
This service is primarily delivered remotely via email, Zoom, or Google Meet.
If in-person support or on-site visits are requested, an additional fee of JPY 250,000 + tax per day will apply, along with travel and accommodation expenses.

Consulting Fee Structure
- Entry Call (Optional): JPY 20,000 + tax
Deducted from the total consulting fee if a contract proceeds - Initial Fee: JPY 200,000 + tax
- Main Consulting Package: JPY 400,000 + tax (includes up to 20 hours of support)
- Additional Support: JPY 20,000 + tax per hour (billed in 15-minute increments)
Minimum Total Commitment
JPY 600,000 + tax (100% prepaid; non-refundable once service begins)
