As Japan’s population declines and properties go unclaimed, an emerging segment of buyers is seeking out

There are about 8.5 million abandoned houses, or akiya, across Japan,

 

accounting for roughly 14% of the country’s housing stock.

 

This number is expected to rise as the population continues to shrink.

 

According to an article in NYT, Australian software developer Jaya Thursfield and his Japanese-born wife,

 

Chihiro, purchased an akiya for 3 million yen (about $23,000) after relocating from London to Japan.

Almost everyone just wants to buy a cheap akiya house for their financial benefit.

But akiya investment is not easy.

The stickiest issue is the renovation cost.

It could be very significant and a way more than the value of the houses.

We don’t search akiya for free.

otherwise please contact other agents who can handle akiya on a commission basis.

How many AKIYAS are there in Japan now ? : New survey was released

Truth to be told.

1 in 7 homes across the country is empty.

Around 5 million of Japan’s vacant homes are intended for future sale or rental.

The phenomenon is a function of a declining population and the continued pace of housing construction.

Despite being the world’s third-largest economy, Japan’s population has been shrinking since 2010.

The population is also getting older.

A new survey shows the problem is far greater than expected.

The government recently announced the new survey result about akiya (unused house)

According to the Housing and Land Statistics Survey in October 2018 announced by the Ministry of Land, Infrastructure, Transport and Tourism, the ratio of akiya (unused house)  to the total number of dwellings in the country was a record high of 13.6%

,meaning 1 in 7 homes across the country is empty.

Waterfront century-old Japanese kominka (traditional Japanese folk house) in Atami, Shizuoka prefecture: How was it dismantled and transferred ?

I recently visited a beautiful Japanese kominka (traditional Japanese house,古民家) in Atami with
a business parter who actually renovated into the perfect condition.
The house was build only in 2017 but it used the old timbers from a century-old house in Nagano prefecture.
The current owner dismantled an old house in Nagano and transferred to Atami(熱海)and restored it completely.
Here is the
traditional Japanese style house and how it is restored.

It sits in Atami in Shizuoka prefecture.
It has a great access; only 2 hours away by car from central Tokyo and about 80 km from Mt.Fuji.
It is the ocean view house where you can enjoy the sea breeze and spectacular Pacific Ocean and the Sagami Bay.

Located on a high ground in good sun and good ventilation.
Land over 10,000 m2, building over 270 m2.
Front road 7.6 m and 3 parking lots (more space is available for parking lot)
The beautiful unique Japanese old folk house (called kominka ‘古民家’) sits at the foot of the Izu peninsula.
The grand waterfront house originally stayed in a family for more than 90 years in the mountain side of Iiyama city in Nagano prefecture, and it has been well preserved.
